At Cool Homes, we believe that buying a new home should come with confidence and peace of mind. That’s why every new home we build includes a comprehensive 1-Year Builder Warranty covering defects in workmanship and materials.

What’s Covered?
During the first year after closing, we will repair or replace qualifying defects in workmanship or materials that were part of the original construction of your home. Examples may include:
- Drywall cracks or nail pops beyond normal settling Interior trim or finish issues
- Cabinet adjustments
- Door and window adjustments due to normal settling
- Plumbing leaks resulting from installation defects
- Electrical issues related to workmanship
- HVAC installation-related concerns
- Other construction defects covered under the terms of your warrant
If something isn’t performing the way it should because of how it was built, we’ll make it right.
What Isn’t Covered?
Like all builder warranties, normal homeowner maintenance and ordinary wear are not covered. Items such as:
- Routine maintenance and seasonal adjustments
- Damage caused by homeowner neglect, misuse, or accidents
- Normal shrinkage or minor cosmetic changes due to seasonal temperature and humidity fluctuations
- Damage caused by severe weather, natural disasters, or events beyond the builder’s control
- Manufacturer defects on appliances or products covered by separate manufacturer warranties
Many products installed in your home—including appliances, roofing materials, windows, and HVAC equipment—also carry manufacturer warranties that extend beyond the builder warranty.
Simple Warranty Service
If you experience an issue during your warranty period, simply contact us with a description of the concern. We’ll review your request, schedule an inspection if necessary, and work with you to resolve any covered items promptly and professionally. We believe excellent customer service doesn’t end on closing day.
